The Homelink Estates Marketing Plan
- Listing the property and discussion meeting including bond cancellation, valuation, price, urgency, timing, conditions and any related information e.g. preparing property for viewing, access, etc.
- Presentation of the marketing campaign and acceptance by all parties.
Typical 1st week:
- Property readiness for ”showing” and Photographs.
- For Sale Board.
- Photographs.
- Window display.
- Internet upload (to 20 (twenty) major portals including Homelink Estates).
- Book day for “On Show” (if possible).
- Book advert with your approval and/or consultation ( every 2nd week)
- Arrange viewing with own colleagues.
- Contact database buyers.
- Prepare property brochure.
- Report back to sellers.
- Appointments with buyers and feedback.
Typical 2nd week
- Distribute “Just Listed” cards to target areas.
- Arrange “open house” for other agents (if applicable).
- Appointments with buyers and feedback.
- Sunday “Show House” (if possible).
- Review advertising response (including Website).
- Distribute “on show” invitations.
- Report back to seller.
- Work with other agencies and market properties in Cape Town, Helderberg, Strand and Somerset West
Typical following week’s activities
- Meet and review progress with seller.
- Update information with all agents to remind / refresh your property listing.
- Review and book advertising in consultation with you.
- Distribute more “Just Listed” cards.
- Appointments with buyers and follow up.
- Report back to seller.
- Arrange “show house” and distribute invitations.
- Appointments with buyers.
Offer to Purchase
- Presentation and discussion of offers.
- Deciding on the Offers i.e reject offer, accept offer, counter offer, etc.
- Timing and tactics i.e continuation of marketing, suspensive conditions, etc.
Concluding a Deed of Sale
- Terms and conditions review.
- Appointing the Conveyancer.
- A “work in progress” plan and control.
Weekly report back.
